1. Rental use clause

From the Landlord's point of view

From the Tenant's point of view

This clause provides that the landlord is liable for necessary repair because the landlord is required to provide a habitable environment and safe property to the tenant. If the tenant repairs himself then the tenant can claim the sum of money he spent on repairs. 

 

 

3. Renewal clause

From the Landlord's point of view

This clause gives the right to the landlord to renew the lease agreement, (let's say every 11th months or every 2 years) and increase the percentage of rent.

It also gives the right to the landlord to make changes in the clauses which are mutually decided and agreed by the parties. 

Renewal clauses help the landlord in financial security if the tenants are living for long terms. 

 

From the Tenant's point of view

It gives an opportunity to the tenant to say that he or she does not want to renew the lease. The lease cannot renew unless and until it is mutually agreed by the parties.
