            To construct a high-quality, mixed-use high-rise with multi-level parking below ground within eighteen months at a cost not to exceed $162m in Midtown Houston, TX.

2. Product Scope Description

            A 12-story finished high-rise with floors one and two to accommodate high-end shops, cafes and markets, floors three through eight to accommodate business offices including one floor for shared short-term use office space for residential tenants, the eighth floor to be divided for residential amenities, and floors nine through twelve to be finished residential condominiums.  The rooftop will be a park-like setting for residential tenants.  Each floor to be 20,000 square feet for a total of 240,000 square feet.  Additionally, a multi-level parking structure of three-levels below ground for a total of 60,000 square feet.

3. Justification

            While firms are beginning to encourage employees to return to the office, many are re-inventing what “going to the office” looks like.  Some are shifting to a more mixed approach of home office vs company office.  To meet the needs of this hybrid office, this mixed-use building encompasses the upscale living with the amenities of fully supplied office and business concierge.  The high-rise will include shops, cafes, and markets on the lower floors, offices on the mid-floors, “home offices” available to residential tenants on the eighth floor, and upscale urban living condominiums on the upper floors.  The rooftop park for residents will provide a refreshing place to entertain and play.  This concept of “live where they work without working where you live” meets the needs of the new executive.
